Municipal Code Violations – Part I

What are Municipal Code Violations?

According to the Municipal Code, a code violation is anything that threatens public safety and/or the living and working environment. In the case of construction, anything related to the remodeling or improving of a building without acquiring construction permits through the City or County Building Departments constitutes a code violation, even if it does not threaten the public in any way. Any construction related changes made in any dwelling no matter what size need to be submitted at the city or county of jurisdiction for review and approval, no matter who is making the changes or how small the changes are.   penalty-order_opt1

The Code Enforcement Departments in any city and county are the ones in charge of making sure the public follows the municipal code regulations. In the case of construction, they are in charge of investigating code violations with regards to habitability conditions. For a list of issues enforced by the Code Enforcement Department, click here

Sometimes homes with non-permitted room additions have code violation cases filed against them which remain open until plans for the non-permitted improvement are submitted and approved by the City or County Code Enforcement and Building Departments. Continue reading

How to turn your old house into your Dream Home

When it comes to buying a house, what room seals the deal?

It depends on the size of the house. The kitchen is perhaps the most important room in any house. The kitchen in a small house is perhaps the room people focus on the most when they are ready to buy. As you might have noticed, in every party the kitchen is the only room that is always full of people. I am a firm believer that the kitchen needs to be an open, spacious and bright room because you spend a lot of time there with your family.   new-112_opt1

The Master Suite in bigger houses is the room that most people feel should be the main focus when it comes to buying a house. People look for privacy and when there are kids, having a Master Suite helps a lot.

When you have an extra room that can be used as a Family Room, that gives the house some extra points, more so than having a den. A Family Room adds an area where the kids can watch movies or play away from the adults and where the husband with his friends can watch the game and be loud while the rest of the house can be left alone. Always hire a licensed contractor to build your project

When you are planning on starting a construction project for your home, no matter how small the project is, if you are not in the construction field, you should always hire professionals to do the work. Not only it is imperative that an experienced contractor builds your home design project but also that he/she is bonded and with a valid active contractor’s license in your state.

A lot of people think that hiring laborers at the closets hardware store or 7-eleven is a great idea to save money but that is perhaps the worst thing you could do in construction. First of all, the work is being done at your home, where your family lives and that should be enough reason to think about it twice. Second, when you hire workers from the street, those people have no insurance so anything that happens to them on your property like falling, hurting themselves or others and even braking things would be an expense you would have to cover.
